The most asked question we receive is, "What is an Abstract, and why do I need one?". 

Simply put, an Abstract or Abstract of Title is a detailed record of a property of land. An abstract includes all legal documents associated to that property: this includes Deeds, Mortgages, certain Court Records, etc...

The question of why you need an Abstract is the better of the two.  The Abstract is used for the purpose of Title Insurance.  No one wants to purchase a home to find that an obscure relative to someone who owned the property 60 years ago has a legal claim to your property, that the property was sold illegally by someone with no legal right to the property or that the property has outstanding tax liens against it.

Either of these two scenarios could lead to you loosing your home or investment property.
